renting apartment without a security deposit??

I found a nice apartment and the owner does not require to pay a security deposit. Is it ok? Or I should be aware of fraud? Was anybody in such situations before? Any info?

Thanks!

WHERE ????????????? Gosh, that sounds great, but that is highly unusual. Make sure you understand all the terms of the rental. There should be something in writing. Make sure you read it before you agree to rent. Many people like to rent via VRBO because you can safely rent from individuals and therefore eliminate hefty deposits, although there is always a deposit of some kind. Then you have the big rental companies that you can usually trust not to be a fraud, but you usually have hefty deposits. Therefore, I assume you are looking at renting directly from an owner. I would recommend you get references before you rent from this person.

I have seen a few small companies or individuals that hold a check, say for $500 and they do not deposit it unless there is a problem such as damages or cancellation. But, I have never found a rental with no deposit at all !!

hey, waytogogirl, I actually found this apartment on vrbo, but haven%26#39;t looked through a contract yet. I hope they don%26#39;t trick me.

I can not possibly see what the owner could possibly gain from such a trick. Have they asked for any kind of assurance at all?

Hello Morsel,

IMO it is possible its all ok. We rented a really nice apartment last June in Budapest and nothing was required up front at all and never any security deposit. Many places rent that way there. Maybe your owner has not had any problems and is ok without a deposit if they get just the rent in advance. Maybe you could ask them?

I don%26#39;t know anything about this apartment...but for what it%26#39;s worth VBRO is a reputable agency, representing individual member owners. Given the number of owners and apartments on their books, they cannot keep tabs on all...but they do have a vested interest in their own reputation as a middle-man.

One place that you can check for additional information and inquiry is the SLOW TRAVEL web site and forum-- http://www.slowtrav.com/ --which tends to have a lot more information and advice than many travel forums on private rentals. You may find something(s) useful there.

I have rented twice from 2 different USA owner on VRBO and both of them did not require any security deposit . I am renting from one of them again.

Check out references or previous renter%26#39;s experiences with the owner. Look for them under comments many times the comments will give e-mail address or addresses or first and last names.

What number is the VRBO?

How long have they advertised thru VRBO? Will they take payment in which you will have recourse ? ( ie. credit card or payment upon arrival. I do not wire cash because my personal banker told me that was not secure for me at all.) Have they had any complaints lodged with the VRBO web owners? Ask if your travel Insurance company will cover you for a rental of an apt if you have to cancel and if they will cover fraud. These are all questions you can get the answers to.

Do not do anything you feel uncomfortable doing or have a gut feeling it is not right for you.

Thank you all for your replies!

This trip to Paris is my first trip, so I need info to make sure that nothing will go wrong.

I know that owners require to pay in advanve a half of the rent, but nothing about deposit. However, I didn not read a contract yet.

There was just 1 comment about the apt and it is very good, and actually, in comment I%26#39;ve read that there is no deposit.

My guts tell me that it%26#39;s must be fine, but I wanted to know what people think.

Thanks you all again.

Just rented from Vacationinparis.com -just a $150.00 key deposit required(refundable) and $29 damage (nonrefundable). Have read of Damage deposit as much as 800 euros and trouble getting it back.

Just read the fine print ,maybe you just found a trusting owner.
